What commission do you charge on bookings?
We work with a base commission that includes both the rental and management fees. That percentage may increase under certain condiciones — por ejemplo, cuando se requiere check-in o check-out presencial, cuando la propiedad no se trabaja en exclusiva, o cuando se opera solo fuera de temporada, entre otros factores. Es un servicio que se paga solo, dado el rendimiento que logramos aplicando nuestros métodos. En la reunión inicial presentamos la propuesta concreta para tu caso, con los números claros y sin letra chica.
Can I still use my property whenever I want?
Yes, you coordinate your dates in advance and we block them from the calendar before they can be booked. The only rule is that an already-confirmed bookinga no puede cancelarse por uso personal — por eso pedimos siempre aviso previo. En la práctica, con coordinación simple nunca es un problema.
How do you handle payments and settlements?
We charge guests through secure payment gateways or bank transfer. Every month we send you a detailed settlement with incomeos, gastos y comisiones, y te transferimos el saldo a tu cuenta local o internacional.
What happens if a guest damages something?
We have a tiered coverage system: first the cost is charged to the responsible guest; if not covered, we activate AirCover (Airbnb) or the depositsito de garantía (reservas directas). Si por cualquier motivo el costo no se cubre por esas vías, nos hacemos cargo nosotros. Tu propiedad nunca asume riesgos operativos por terceros.
Do you manage properties outside of Punta del Este?
